CABINS & RV SITES CANCELLATION POLICIES:

If you are renting a Cabin or RV Site, in the unlikely event that you must cancel we require a 14 day notice to cancel by phone prior to the day of arrival. Refunds will be issued immediately less a $25 cancellation fee. A camp credit is available for cancellations made between 7-14 days. With less than a 7-day notice, shorten your stay or check out early, please understand that we must ask you to take responsibility for your entire reservation.

GROUP RESERVATION POLICY:

Group Cancellation Policy: Group discounts start at 5 (five)

accommodations / and receive 10% off each accommodation / site. Groups

reserving 5 (five) or more accommodations. You must call to make reservations

for group discount. Cancelling before 90 days of your arrival date will require

a $100 cancellation fee. Cancelling within 90 days of the arrival date you will

receive half of the deposit back. Cancelling within 30 days of the arrival date

you will lose your deposit. Cancelling within less than 30 days of the arrival

date, you are required to pay the full amount of the group reservation. The

group leader is responsible for any unpaid balances. Group rates are not

available during June, July, October, special events* and holidays with a

3-night minimum including Memorial Day, Labor Day, Easter, Thanksgiving, and

Christmas. River Ridge Retreat staff reserves the right to determine accommodations

/ sites needed if you are making arrangements more than 1 year in advance.

*Special events are predetermined and subject to change without notice

MINIMUM STAY:

Two-night minimum stay is required. Holidays require a 3-night

minimum.

SMOKING ALCOHOL POLICY:

Please no smoking inside of the Cabins. All Cabins are Smoke & Vape free, detection of smoking or vaping in the units will result in a $150 fee. If you smoke outside the units, please dispose of the byproduct in a responsible manner. Underage (under age 21) drinking is prohibited on the property. All guests are expected to behave in a respectable behavior. Any lude or disrespectful behavior resulting from intoxication will result in guest(s) being asked to leave without refund. 

DRUG POLICY

At River Ridge Retreat we do not allow any illegal drug use, if any is detected you will be asked to leave immediately without any refund. Police will be notified.

VISITORS:

All visitors must check-in at the office and comply with park rules/policies. There is a $3 per person/per day fee for any visitor. Please be respectful of registered paying guests by limiting your visitors to no more than 4 at a time.

PET POLICY:

We are very pet friendly!

Cabins: Only two (2) dogs are allowed per pet friendly Cabin with a maximum weight of 40 lbs per pet. A $45 pet cleaning fee is required. We reserve the right to refuse or require removal of any animal at any time. Aggressive breeds are prohibited. Cats are allowed but may not roam freely in the park. Dogs must be on a leash (6 feet or shorter) and under control of an adult at all times. Excessive barking is not allowed. Pet owners must immediately pick up after their pet and deposit waste in a bag and into the dumpster. A $25 fine will be assessed to the pet owner for each occurrence of improper disposal or cleanup. Pet owners will be asked to leave if there are multiple infractions of not cleaning up after your pet. Aggressive behaving animals will not be allowed in retreat. You will be asked to leave with no refund if your pet shows any aggressive tendencies or complaints are verified. Pets must be kenneled inside of pet friendly cabins when unsupervised. Pets may not be left tethered outdoors unsupervised. If you are traveling out-of-state you will need to bring a copy of your pet's records/vaccines. Do not feed wild or stray animals.

RV Sites: Limit We reserve the right to refuse or require

removal of any animal at any time. Aggressive breeds are prohibited due to insurance. Cats are allowed but may not roam freely in the park. Dogs must be on a leash (6 feet or shorter around others/ longer or retractable leashes are fine in larger fields) and

under control of an adult at all times. Excessive barking is not allowed and guests could be asked to leave with no refund if the park receives 2 or more complaints. Pet owners must immediately pick up after their pet and deposit waste in a bag and into the dumpster. A $25 fine will be assessed to the pet owner for each occurrence of improper disposal or cleanup. Aggressive behaving animals will not be allowed in retreat. You will be asked to leave with no refund if your pet shows any aggressive tendencies or complaints are verified. Pets may not be left outdoors unsupervised. Folding pet fences

are allowed but only to sit on the surface and should not disrupt landscaping. Fencing

should be moved often to avoid pet urine from killing grass. All items must be removed from grassy areas for landscaping maintenance (grass cutting). Guests will be notified of maintenance schedule. If workers remove pet gates to cut grass, the guest will be charged a minimum $15 fee. If you are traveling out-of-state you will need to bring a copy of your pet's records/vaccines.


COMMON COURTESY:

Being nice, respectful, and considerate of others is completely free and will be expected of all guests. Political flags can cause unnecessary issues and are therefore prohibited.

Common courtesy shall prevail between all persons in the park. Respect the privacy of guests. Please refrain from approaching or passing through others’ occupied sites. Harsh lighting that would disrupt other guests after dark is prohibited. Profane,

abusive, harassing, threatening language or actions directed at park personnel or other guests is unacceptable and could result in eviction. 

NOISE CONTROL:

No generators (exceptions for emergency backup use), fireworks, or loud music.

Quiet time 10:00 PM – 8:00 AM. Strictly enforced.

EMERGENCY AND SAFETY:

Police activity at your site may result in immediate removal.

No illegal drugs. All weapons shall be kept in compliance with state/federal laws. All firearms/weapons (including bows and arrows) must be kept unloaded and in a case while on the property. No discharge or use of firearms in the park. No smoking in or around buildings or common areas. Speed limit 10 mph. If you observe any activity you believe to be of concern, please contact the office.

VEHICLES & OCCUPANCY:

Cabins: One passenger vehicle per site. Second vehicle requires management approval and may be allowed if space is available. Each accommodation has an occupancy of four (4) overnight guests with no extra feeand a maximum of 6 overnight guests. Extra vehicles and extra guests include a small fee- $3 per day. Utility/Car/boats and trailers must be parked in adesignated area. Noparking on grass, or adjacent/vacant sites. No vehicle repairs or maintenance or washing may be done in the park unless approved by management. Upon check-in you will be asked to provide your vehicle make, model, color and license plate number.

SITE APPEARANCE:

Cleanliness of the park is important to everyone. This is a recreational facility and should appear that way.

Storing items under RV/Campers is prohibited.

Potted plants and other items that resemble residential homes are not allowed.       

All trash should be bagged and taken to the

dumpster. Outdoor items should be neat and orderly. Sites should be free from clutter/unused items.    

Canopy tents/outdoor rugs are allowed but should not be left up/out long enough to cause damage to landscaping (grass).      

All items should be removed from grass for

maintenance (schedule will be provided to guests beforehand).  

No additional structures unless approved by management in writing. Additional decks patios, carports, storage buildings, tents/tarps, and fences are prohibited.

Skirting is prohibited unless approved by management.

Management reserves the right at any time to ask guest to remove any item on site or to remove or disassemble anything built or erected on site.     

Absolutely no typical household appliances/ furniture are allowed to be attached to or stored outside of your RV, such as, but not limited to: freezer, refrigerator, air conditioner, etc.

Hazardous materials shall be discarded properly. Please leave park facilities as you would like to find them. If they need attention, notify the office. State law

requires no fluid discharge of any kind, including sink water, be allowed on

the ground. 

Exterior furnishings should be appropriate for outdoor/camping use.

RV/CAMPER REQUIREMENTS:    

We do not discriminate against units according to age but apperance and function are important. RVs should be in good-excellent condition both mechanically and in appearance. We request that you send pictures of units older than 15 years of age.

We reserve the right to refuse units if the appearance is unsightly or the

electrical/plumbing is non-functioning.  

All units should be self-contained as we do not currently offer a bath house. RV must have holding tanks in good condition, washed on a regular basis, and well maintained.  

WATER:

If the temperature falls below freezing, you must have a heated, insulated hose to stay connected to campground water spigot. Failure to do so may cause damage to the campground spigot, resulting in a minimum $50 charge billed to guest.

SEWER:

Adding a deodorizing agent to your wastewater tank that contains enzymes will aid in the breakdown of waste, help prevent solids from building up, and help prevent odors. Please keepi n mind that the following

item should not be placed in your toilet or other drains:

1. Facial tissues, paper towels, wipes,

feminine products (including those labeled flushable)

2. Automotive antifreeze, ammonia, acetones

3.Grease from cooking, table scrapes or other solids that may cause clogging.

These items can cause damage to

the park septic system as well as the holding tanks in RVs. If it is found that

a blockage is due to a guest’s negligence, the guest will be assessed charges

for labor and supplies to make repairs at a minimum of $50.

Toilet paper only in toilets. No PVC pipe sewer connection allowed. Only RV-Type sewer hoses.

MAIL:

This is a recreational facility. It is assumed that all guests have a permanent swelling elsewhere; therefore, guests are not allowed to forward any mail to River Ridge Retreat. We recommend a p.o. box. For your convenience, guests may receive an occasional package shipped via fedex, ups or other commercial shipping company. The packages will be left on the office porch.

River Ridge Retreat is not liable for packages delivered. We reserve the right to deny package delivery if the packages become excessive and burdensome.

SOLICITATION::

No peddling, soliciting or business enterprise is allowed in the park. Signs for the sale of products or services are not allowed.

DAMAGES AND PERSONAL LIABILITY:

Any guest or visitor that willfully or negligently damages or destroys park property, landscaping or equipment will be held liable for the value to repair or replace the damaged items property. The responsible party(s) may be evicted for willful damage.  

GUEST PROPERTY:

Guests use the Retreat’s facilities at their own risk. Secure your valuables. Management assumes no liability for loss or damage to guest property and/or injury to person, pet, or party arising due to use of resort facilities or caused by others on the premises. The resort is not responsible for loss or damage due to fire, accident, theft, weather or

catastrophic events.

RIGHT OF USE/ EVICT/ DENY ACCESS:

River Ridge Retreat LLC. is a privately-owned resort.

Management reserves the right to refuse services, evict or deny access to

anyone, under any circumstances it deems necessary, in accordance with applicable local, state and federal laws. There will be no refunds. 

GOLF CART USAGE ON PREMISES:

Guests are allowed to bring and use their golf carts at River Ridge Retreat and must obey all campground rules and regulation such as: must be 18 years of age to drive the golf cart on the premises, obey 5 mph speed limit and purchase a $25 permit to get your golf cart usage tag for River Ride Retreat. All motor vehicles must have a state registration, be operated by a licenced driver and driven only on established roadway designated for their use. Golf cart owners are required to provide proof of insurance for

personal golf cart use. Guests are responsible for any damages caused by their

actions. No unauthorized utv/atv usage allowed on the retreat.

POLICY CHANGES:

Since every contingency cannot be covered in a set of rules, from time to time, modification may be necessary. Management reserves the right to make changes deemed necessary to these rules and regulations at any time,without prior notice.

NOTE: RATES ARE SUBJECT TO CHANGE WITHOUT NOTICE.

RULES & REGULATIONS:


1. Fees are payable at the office during business hours. If you wish to stay another day or request late departure, please check with the office to makesure no incoming reservations are assigned to your site.


2. No more than 1 vehicle permitted per reservation (cabins) 2 per RV site.

Extra vehicles and extra guests include a small fee. Please see the office to

get additional parking and guest passes. No parking in the grass you will be

asked to remove vehicle from these areas. Any damage done to property by

vehicle will be charged to the responsible party.


3. Visitors must be registered with the office and fees apply for day visitors

and overnight visitors. Visitors will be given a daily parking pass for a small

fee. Visitors must obey all campground rules.


4. Campfires are to be built only in provided sites and not left unattended.


5. Quiet hours are from 10 pm to 8 am. Please be respectful of your fellow

campers.


6. Help us conserve water, no washing of vehicles.


7. Speed limit is 5 MPH in the resort with no 4 wheeler or dirt bikes allowed.


9. Trash: Please keep your campsite clean and orderly. Use the designated

dumpsters and trash receptacles to keep the campground enjoyable. If you need a

trash bag, ask for one at the office. We ask that you clean up after

yourself before you depart. Excessive cleaning will result in an additional

charge. If dumpster is full please do not leave trash next to, or on top during

the evening hours. If full please let the office know and they will find a

place for your trash.


10. Pets must be kept on a leash at all times, per state law. Please pick up

after your pet. Do not leave pets unattended. Unattended pets in cabins, tiny

homes or glamping tents must be kenneled when alone. Limit of 2 dogs per cabin

3 per rv site unless special arrangements are made. If you are traveling

out-of-state you will need to bring a copy of your pet's records/vaccines.


11. State law requires no fluid discharge of any kind, including sink water, be

allowed on the ground.


13. No nails are permitted in the trees.


15. Please do not park in the grass, park in designated areas. If damaged you

will be charged for landscape repair.


16. Failure to comply with rules may result in eviction without refund. 


17. Management is not responsible or liable for accidents or injuries to guest.

We are also not responsible for loss of money, jewelry, etc. due to theft.


18. All Cabins are smoke free.


19. Must be 21 to rent a Cabin.


20. A valid credit card must be on file to rent a Cabin. These are inventoried

prior to arrival and upon departure. Any damages or missing items will be

charged to your card.


21. Pets are only permitted in the pet friendly units and must be crated when

unattended. 2 dogs are allowed cabins.


22. Please return your keys to the office upon check out, if you depart when

the office is closed please leave the key in the night deposit box outside the

office door. Any keys that are not returned are subject to a $150.00 re-key

fee.


23. No illegal drugs allowed on property or you will be asked to leave.


24. Fire pits are not to be used for your trash, cigarette butts or even food.

Any excessive cleaning of fire pits ××is subject to a $25 cleaning fee. Do

not burn plastic.


25. Guests in accommodations must wash dishes and bag up their trash. Any

excessive cleaning is subject to a minimum $25 cleaning fee.


26. Please do not walk-through others’ Cabin/camp sites.


27. Payment for your stay is due in full upon check in date.


28. Guest are responsible for any damages they cause.


All guests of River Ridge Retreat, LLC will be required to

be checked in and out upon arrival/departure, and agree to follow the Retreat’s

rules and regulations.

Acknowledgements of risks, release, indemnification

agreement, and covenant not to sue. Each part of this document must be

completed and signed before using Retreat facilities or participating in

Retreat activities.

Notice: This is a legally binding document. If

not understood, legal advice should be sought. By signing this document, you

give up your right and the right of your heirs, next of kin, personal

representatives, and assigns to bring a court action, now or any time in the

future to recover compensation or obtain any other remedy for an injury to

yourself or your property or for your death, however caused, arising out of

your use of the River Ridge Retreat facilities including, but not limited to,

use of the common areas, playground park, and inflatable jumpers, even if such

claim is based upon actual negligence of River Ridge Retreat or its employees,

directors, or workers.

1. Acknowledgement of Risks

The undersigned user ("User") hereby acknowledges

and agrees that the use of the facility operated by River Ridge Retreat has

inherent risks. User fully recognizes and appreciates the dangers inherent with

Retreat activities, including but not limited to hiking, use of Retreat

facilities including but not limited to the exercise room, bikes and pools

(“Facilities); fishing, hiking and other Retreat related activities that occur

at or near the water or in nature. User is assuming the hazard of risk to User

since User desires to use facilities at Retreat. User realizes that User is

subject to injury from these activities and that no form of preplanning can

remove all the danger to which User is being exposed. User further represents

and warrants to River Ridge Retreat that User has full knowledge of the nature

and extent of all risks associated with activities at Retreat and the use of

equipment, including but not limited to: risk of physical injury, disability,

or death and risk of loss of use or damage to my personal property. Risks

include but are not limited to weather related hazards, animal or insect attack

(including injury from animals on the property), allergy or injury or death

from plant life, swift water hazards, drowning, the possibility of slips and

falls, pinches, scrapes, crushing or jolts that could result in lacerations,

fractures, burns, or even more severely debilitating or life-threatening

hazards. I understand that injury or loss may result from unknown or unexpected

risks, but may also result from environmental conditions, from the acts or omissions of others, or from the unavailability of immediate and/or adequate emergency medical care, the use of equipment, materials owned by, or facilities acquired by the Retreat, injuries resulting from the actions, omissions or negligence of Retreat or others; blatant or apparent defects or conditions in equipment or property supplied by Retreat; injuries resulting from the physical condition or actions, omissions, negligence in any degree of

User; all manner of injuries resulting from falling off of bikes and hitting

furniture or other items such as, but not limited to, tables, chairs, the stage

or the ground; injuries resulting from contact with other users of Retreat

facilities and activities; injuries resulting from contact with Retreat

Facilities including but not limited to stairs, doors, counters, windows,

games, and furniture whether permanently or temporarily in place; first aid,

emergency treatment or other services rendered by Retreat or others; and there

is also the possibility that my engaging in such activities could cause injury

or harm to a person other than myself.

BY ENGAGING IN THESE ACTIVITIES, THE PARTICIPANT ASSUMES THE RISK OF SERIOUS INJURY OR DEATH.

User voluntarily releases and forever discharges and covenants not to sue Retreat, and all other persons or entities affiliated therewith, from any and all liability, claims, demands, actions, or rights of action, which are related to, arise out of or are in any way connected with User's attendance at Retreat or participation in any Retreat activity,

including, but not limited to any and all negligence, of River Ridge Retreat,

its agents or employees, and all other persons or entities, for any and all

injury, death, illness or disease, and damage to User or User's property. User

further agrees, promises and covenants to hold harmless and to indemnify

Retreat, its agents, workers, directors and employees, and all other persons or

entities against all damage which user may negligently or intentionally cause

to spectators or other third parties in the course of User's participation in

any Retreat activity. User further agrees, promises and covenants not to use,

assert or otherwise maintain any claim against Retreat, its agents, workers,

directors and employees, and all other persons or entities, for any injury,

death, illness or disease, or damage to User or User's property, arising from

or connected to User's participation in any activity or from any claims

asserted against User by spectators or other third parties. In signing this

document, User fully recognizes that if anyone is hurt or dies, or property is

damaged while

User is in River Ridge Retreat facilities, User will have no rights to make any

claim or file a lawsuit against River Ridge Retreat, its agents or employees

even if River Ridge Retreat, its agents or employees, or any of them

negligently caused the bodily injury or property damage.

Acknowledgment of Effect of This Release Agreement

User Understands and acknowledges that by signing this document User has given up certain legal rights and/or possible claims which User might otherwise assert or maintain against River Ridge Retreat, its agents, workers, directors or employees, and other persons or entities, including but not limited to rights arising from or claims for the acts or omissions, fault or negligence of Retreat, its agents or employees or any other persons or entities. User understands and acknowledges that by initialing

and/or signing this document, User has assumed responsibility and LEGAL

LIABILITY for the claims or other legal demands, including defense costs, which

may be asserted by third parties against User as a result of User's use of the

Retreat.

Participant Insurance Benefits and Representation of Physical Condition

User understands and acknowledges that no medical insurance

benefits will be provided to User for injuries occurring while User is using

Retreat. User certifies that User has sufficient health, accident, and personal

liability insurance to cover bodily, property damage, or any consequences

resulting from User's participation in Retreat activities. If User has no such

insurance, User certifies that User is capable of personally paying for any and

all expenses or liability. User further acknowledges that the undersigned is in

good physical and mental health, not suffering from any condition, disease or

disablement, which would or could potentially affect participation in

activities at Retreat.

Consideration

In consideration of this agreement, Retreat will permit User to participate in Retreat activities, subject to user's compliance with all Retreat Rules, Regulations and Safety Policies, which may be amended from time to time. It is the responsibility of User to request to inspect all such Rules, Regulations and Policies. Retreat retains the right to deny entrance to its facilities or participation in its activities, to anyone in its sole

discretion.

User understands that this constitutes the entire agreement between undersigned

("User") and Retreat, its agents or employees, and that it cannot be

modified or changed in any way by the representations or statements of Retreat,

its agents, workers, directors or employees or by User. User’s and

Parents/Guardians signatures below indicate that they have read this entire

document in full, understands it completely, and agrees to be bound by its

terms. This Waiver and Release is a Alabama contract and User consents to the

jurisdiction and venue for any action relating to this Waiver and Release in

Somerset, Alabama regardless of User's residence or domicile.


Acknowledgement of Responsibility

I consent to medical treatment in the event of

injury, accident and/or illness during my use of the Retreat.

 In the event I am injured or become ill while

participating in this during my use of the Retreat, I understand and agree that

I will accept responsibility for any medical bills, including co-payments and

deductibles.

 In the event I am injured or my property is

damaged as a result of my use of the Retreat, I will not seek reimbursement

from the Retreat.

 In the event that while using the Retreat, I

cause harm to another person or another person’s property I accept sole

responsibility for my actions and indemnify the Retreat and hold it and its officers,

directors, employees, contractors and assigns harmless therefrom.

Photographic Releases

As a User, I grant and convey unto the Retreat, all right,

title and interest in any and all photographic images, video and audio

recordings obtained during my use of the Retreat.

Covid-19

I “Releasor” or “I” on behalf of myself and the occupants of

my camping unit (meaning any physical unit located in a campground), hereby

release and indemnify River Ridge (“campground” and “releasee”, its owners, agents,

servants and employees from any liability regarding me or anyone staying in my

camping unit relating to COVID-19 and any other viruses or illnesses that they

may get as a result of staying at the campground.

As a User, I expressly agree that this Release is intended to be as broad and inclusive as permitted by the laws of the State of Alabama, in the United States of America, and that

this release shall be governed by and interpreted in accordance with the laws

of the State of Alabama. I agree that in the event that any clause or provision

of this Release shall be held to be invalid by any court of competent

jurisdiction, the invalidity of such clause or provision shall not otherwise

affect the remaining provisions of this Release, which shall continue to be

enforceable. I understand and accept the risks; I understand and agree to abide

by the code of conduct; and I accept responsibility for injury to myself; my

own property; and harm to others that I have caused. In signing this release, I

acknowledge and represent that: A. I have read the foregoing release,

understand it, and sign it voluntarily as my own free act and deed; B. No oral

representation, statements or inducements, apart from the foregoing written

agreement, have been made; C. I am at least eighteen (18) years of age and

fully competent; and D. I execute this Release for full, adequate and complete

consideration fully intending to be bound by same. I agree that in any

action to enforce or interpret the terms of this Agreement, the prevailing

party shall be awarded, in addition to any other remedy or compensation, its

reasonable attorney fees and costs.
